Annual Onsite Inspections and Preventative Maintenance (required and scheduled) on the following equipment:

• Auxiliary Components (HVAC, Fire Suppression, etc.

Required and scheduled maintenance:

• Cleaning and calibration
• Consumable parts replacement

Provide periodic training to operators, managers and on-site personnel:

• Introduction and Safety
• General System Overview and operation
• Fire Detection and Suppression
• Customer Site Specific Equipment
• Site Controller(s)
• Remote Software
• Alarms
• Preventative Maintenance and Customer Support
• Site Tour of Software
• Site Tour of Hardware

• Facilitate and manage any necessary corrective maintenance. This includes managing vendor relationships regarding warranty support and fulfillment.

• Provide detailed summaries of all maintenance items performed during annual maintenance visit for all equipment as described in the applicable O&M manuals.

System

• Power and energy capacity test
• RTE test
• Fire suppression test smoke test

Enclosure

• Inspect and condition door seals and verify integrity
• Inspect for roof damage
• Inspect for signs of leaks or water damage
• Inspect the exterior of the container to verify calk, paint and surface

HVAC

• Clean to remove soiling by vacuuming
• Clean housing
• Clean of dust and debris
• Check and clean the primary and secondary condensate drains

Fire Suppression

• Inspect panel, tank, connectors, and piping
• Check tank pressure
• Certify the fire suppression system (if required by local fire department)

IT Hardware

• Visually inspect cables, cable connections and general integrity and cleanliness

Battery

• Check and calibrate the temperature sensor
• Check and calibrate the humidity sensor
• Check information logged by EMS
• Visual inspection of the battery room for leakage and condensation; check battery connections and torques
• SOH Calibration
• Cell Balancing
• Voltage & Temperature Uniformity Check
• DC Contactor Operation Verification
• Voltage Sensor Accuracy Check
• 24V Aux Power Accuracy Check

Inverters

• Inspect for heat stress, discoloration, deformation

Auxiliary Equipment

• Clean and inspect auxiliary panels, check for loose connections, overheating or abnormal conditions
• Visual inspection of UPS, verify functionality, battery check and voltage measurements
